What Is the My Safe Florida Home Program and How Does It Work?
The My Safe Florida Home Program is a state-funded initiative that helps Florida homeowners protect their homes against hurricanes by providing free wind mitigation inspections and matching grants of up to $10,000 for qualifying improvements. Administered by the Florida Department of Financial Services, the program was originally launched in 2006, went dormant for over a decade, and was revived in 2022 in response to Florida’s ongoing property insurance crisis. Since then, it has reimbursed hundreds of millions of dollars to tens of thousands of homeowners across the state.
If you own an older Florida home and want to strengthen it against storm damage while potentially lowering your insurance premiums, this program may be able to help offset your costs. Here’s everything you need to know about how it works.
How the My Safe Florida Home Program Works: Free Inspections and Matching Grants
The program operates in two main phases: a free inspection and a matching grant. You can participate in just the inspection phase with no obligation to continue, or you can use your inspection results to apply for grant funding.
Get a Free Wind Mitigation Inspection for Your Florida Home
The first step is applying for a free wind mitigation inspection through the program’s official website at mysafeflhome.com. A qualified inspector will visit your home and evaluate its current hurricane-resistant features, examining critical areas like your roof structure, roof-to-wall connections, and opening protection (windows, doors, garage doors, and skylights).
After the inspection, you’ll receive a detailed report that documents your home’s strengths and weaknesses and recommends specific improvements. This report serves two purposes: it identifies which upgrades may qualify for grant funding, and it can be shared with your insurance company to ensure you’re receiving all available wind mitigation discounts on your current policy.
Apply for Up to $10,000 in Matching Grant Funds
If your inspection report recommends improvements and you meet the program’s eligibility requirements, you can apply for a matching grant. The state will contribute $2 for every $1 you invest in eligible improvements, up to a maximum state contribution of $10,000.
Here’s how the math works: if your hurricane protection project costs $15,000, you would pay $5,000 out of pocket and receive $10,000 back from the state. For a $9,000 project, you’d pay $3,000 and receive $6,000. The key thing to understand is that this is a reimbursement program — you pay your contractor upfront, then submit your paid invoice to receive your grant funds after the work is verified.
Low-income homeowners (those earning at or below 80% of their county’s median income) may qualify for grants up to $10,000 without the matching requirement, meaning the state covers the full cost of eligible improvements up to that amount.
Hurricane Shutters, Impact Windows, and Roof Upgrades Covered by the Grant
The My Safe Florida Home Program focuses exclusively on wind mitigation improvements, upgrades that help your home withstand hurricane-force winds. Only improvements specifically recommended in your inspection report are eligible for grant funding. The program covers four main categories of improvements.
Opening Protection is typically the most commonly funded improvement through the program. This includes installing impact-rated windows and doors, hurricane shutters (such as Hurricane Screens, Accordion Shutters, or Aluminum Roll Down Shutters), impact-rated garage doors, and protection for vulnerable openings of your home. The goal is to protect all exterior openings from wind and debris.
Roof-to-Wall Connections involve reinforcing the attachment points between your roof and walls using metal tie-down clips or straps. This helps prevent your roof from lifting off during a hurricane.
Roof Deck Attachment means strengthening how your roof sheathing (the plywood or OSB panels) is secured to the roof trusses. If your inspection reveals inadequate nailing, additional fasteners may be recommended.
Secondary Water Resistance involves installing a protective barrier under your primary roof covering to prevent water intrusion if shingles or tiles are blown off during a storm. If this improvement is recommended, homeowners often use the grant toward a full roof replacement that includes the secondary water barrier.
Important: The program currently covers only wind mitigation, not flood protection. Flood barriers and similar products are not eligible at this time, though the state is working on certifications that may expand coverage in the future.
My Safe Florida Home Eligibility: Homestead, Home Value, and Income Requirements
Eligibility requirements differ slightly between the free inspection and the grant. Any owner of a site-built, single-family home or townhouse in Florida can apply for the free inspection with no income restrictions and no obligation to proceed further.
To qualify for the matching grant, you must meet additional requirements: your home must have a homestead exemption, the building permit must have been issued before January 1, 2008, the insured value must be $700,000 or less (low-income homeowners are exempt from this limit), and you must carry homeowners insurance. For the 2025–2026 funding cycle, the program prioritizes low-income and moderate-income households, with application windows opening in phases based on age and income level.
My Safe Florida Home Timeline: 6–12 Months from Application to Reimbursement
The typical timeline from initial application to reimbursement runs 6 to 12 months, depending on inspection backlogs, contractor availability, and program demand.
First, you create an account at mysafeflhome.com and apply for your free inspection. Once scheduled, an inspector visits your home and uploads the report to your account. After reviewing your report and confirming your eligibility, you submit a grant application through the portal. You must wait for grant approval before starting any work — improvements completed before approval are not eligible for reimbursement.
Once approved, you select a licensed contractor to complete your improvements. After installation, your local building department inspects the work, and then the program conducts a final verification inspection. Finally, you submit your paid invoice through the grant portal to receive your reimbursement.
