Which Hurricane Shutters and Impact Windows Qualify for My Safe Florida Home Grants?

The My Safe Florida Home Program covers hurricane shutters, impact windows and doors, storm panels, and other opening protection products but only when they’re specifically recommended in your program inspection report. The program also funds roof-related improvements like roof-to-wall connections, roof deck attachment, and secondary water resistance barriers. Understanding exactly what qualifies can help you plan your project and maximize your grant benefit.

Opening Protection: Impact Windows, Hurricane Shutters, and Storm Panels

Opening protection is the most common category of improvements funded through the My Safe Florida Home Program. This refers to protecting all exterior openings in your home — windows, doors, garage doors, and lanai — from hurricane-force winds and flying debris. You have two main options: impact-rated products that are built to withstand debris strikes, or protective coverings like shutters and panels that shield your existing openings.

Impact Windows and Doors: Permanent Hurricane Protection

Impact windows and doors are constructed with laminated glass and reinforced frames designed to resist penetration from windborne debris and withstand wind pressure. Unlike shutters, they don’t need to be deployed before a storm, they’re always protecting your home. They also provide year-round benefits like noise reduction, UV protection, and improved energy efficiency.

To qualify for My Safe Florida Home funding, impact windows and doors must be impact-rated and recommended in your inspection report. Products like Smart View Windows meet and exceed these requirements.

Hurricane Shutters: Roll Down, Accordion, Bahama, and Colonial Styles

Hurricane shutters provide excellent protection and come in several styles to suit different needs and aesthetics. All styles can qualify for My Safe Florida Home grants when they meet impact-testing standards and are recommended in your inspection.

Rolling shutters (also called roll down shutters) are permanently mounted above your windows and deployed when needed. They can be operated manually, with a remote, or through a smart hub app. Accordion shutters fold to the sides of windows and doors when not in use and unfold across the opening when a storm approaches, they’re popular for covering large spans like sliding glass doors and balconies.

Bahama shutters mount above windows at an angle, providing a tropical aesthetic while offering shade and storm protection. Colonial shutters mount on the sides of windows and swing closed when needed, offering a traditional look that complements many architectural styles.

Storm Catcher Hurricane Screens: Fabric-Based Protection

Storm Catcher Screens are a modern alternative to traditional metal shutters. These fabric-based systems use high-strength material that absorbs and disperses the energy of wind and debris. Storm Panels: Budget-Friendly Hurricane Protection

Storm panels are removable protective coverings that you install over windows and doors when a storm is approaching. They’re the most affordable hurricane protection option, making them a popular choice for homeowners on a budget. Both metal storm panels and clear storm panels (which allow you to see out of your home during a storm) qualify for the program when they meet impact-testing standards.

Garage Doors: Often-Overlooked Openings

Garage doors are one of the most vulnerable openings in a home during a hurricane. A failed garage door can allow wind into your home, creating pressure that can blow off your roof. Impact-rated garage doors or garage door shutters qualify for the program when recommended in your inspection.

Roof Improvements: Connections, Deck Attachment, and Water Resistance

Beyond opening protection, the My Safe Florida Home Program covers three categories of roof-related improvements. These are less visible than new windows or shutters but equally important for protecting your home.

Roof-to-Wall Connections: Metal tie-down clips or straps that reinforce how your roof is attached to your walls, preventing the roof from lifting off in high winds.

Roof Deck Attachment: Additional nails or fasteners that strengthen how your roof sheathing is secured to the trusses.

Secondary Water Resistance: A protective barrier installed under your roof covering that prevents water intrusion if your shingles or tiles are blown off. Many homeowners who need this improvement use their grant toward a complete roof replacement that includes the water barrier.

What Does NOT Qualify for My Safe Florida Home Grants

Understanding what’s excluded from the program is just as important as knowing what’s covered.

Flood protection products are not eligible. The My Safe Florida Home Program covers wind mitigation only. Products like Flood Smart™ System and other flood barriers cannot be funded through this program, though the state is working on certifications that may change this in the future.

Swapping one compliant protection for another is not covered. If you already have code-compliant hurricane shutters, the program generally won’t fund replacing them with impact windows. The grant is designed to add protection to vulnerable areas, not upgrade from one adequate solution to another.

Improvements not recommended in your inspection are not eligible. Even if a product type is covered by the program, it must appear as a recommendation in your specific inspection report to qualify for funding.

Townhouse or condo roof improvements are excluded. Townhouses are only eligible for opening protection grants, not roof-related improvements, because roofs are typically managed by the HOAs.
